How much does a 4-room BTO renovation cost in Singapore?
Most 4-room BTO flats we hand over land between S$39,800 and S$55,000 before GST. Essentials starts at S$39,800 and covers 3D design, vinyl flooring, kitchen cabinets, two wardrobes, lighting points and painting. The quote is itemised room by room, so you see the price of every line before you sign.
How long does a BTO renovation take?
About nine weeks from key collection for a 4-room BTO, and 11 to 12 weeks for a resale flat that needs hacking and rewiring. Our own carpenters in Defu Lane make the cabinets while the site works run, so they arrive ready to install in week seven.
Are you HDB-licensed, and who applies for the renovation permit?
Yes. Hearth & Grain is an HDB Licensed Renovation Contractor (example). We apply for the HDB renovation permit, follow HDB's permitted working hours and noise rules, and put up the notice for your neighbours before work starts. For condos we handle the MCST approval and lift protection.
Is the quote really fixed?
Yes. Once you approve the 3D design, the itemised quote is fixed. It only changes if you ask for a change, and every change is priced in writing before we do it. The Clementi resale on this page came in S$750 over its quote because the owners added two sockets in week four.
How do the payments work?
In five stages tied to progress, never in full upfront: 10% to confirm the design, 40% when work starts on site, 30% when carpentry is installed, 15% at handover and the last 5% after the defects check two weeks later. You can pay by bank transfer or PayNow.
What does the two-year warranty cover?
Workmanship on everything we build or install, for two years: carpentry, electrical work, plumbing, tiling and flooring. If a hinge sags, a laminate edge lifts or a socket fails, we come back and fix it at no charge. Appliances and loose furniture keep their own maker's warranty.
