Aisyah R., operations director

Engineers first, since 2009

One payroll

Kinetic started in a Kallang shophouse office, founded by two M&E engineers tired of watching builders and subcontractors argue over whose problem it was. Today 58 people, from electricians and ACMV technicians to steel fabricators and nine project managers, work for one company under one safety system.

Live premises

Most of our jobs are in places that never close. We phase the work zone by zone, keep noisy and hot work to nights and weekends, and hand a zone back only when your operations team signs it off. Every morning starts with a toolbox talk; hot work, heights and confined spaces need a permit.

  • Marcus LimManaging director. M&E engineer, 25 years on factory jobs.
  • Priya RamanHead of projects. Owns every programme, reads every Friday report.
  • Hafiz OsmanSafety and quality. Toolbox talks, audits and permits.
  • Jason OngDesign and submissions. Drawings, QP liaison, approvals.

Questions before a fit-out

Do you handle authority submissions for A&A works?

Yes. We prepare the drawings and work with a Qualified Person on BCA plan approval, SCDF fire safety submissions and URA change-of-use applications where needed. Most factory A&A submissions are cleared in three to six weeks, and we build that time into your programme from day one.

How long does a factory fit-out take?

A typical 10,000 to 20,000 sq ft factory or warehouse fit-out takes 8 to 14 weeks from signed quote to handover. That covers submissions, M&E, partitions, ceilings, flooring and testing. You get a week-by-week programme before you sign, and a progress report against it every Friday.

Can you work while our factory or office stays open?

Yes. Most of our jobs are in live premises. We phase the works zone by zone, schedule noisy and hot work at night or on weekends, and keep shutdowns to windows agreed in advance. Your operations team signs off each zone before we move to the next one.

Do you take on small A&A or M&E jobs?

Yes. We take jobs from about S$15,000, such as new power points and a distribution board for a production line, an extra toilet, or a mezzanine office. Small jobs get the same project manager, safety paperwork and 12-month defects cover as our large ones.

What does a site survey cost?

Nothing. The first site survey is free anywhere in Singapore. An engineer visits within two working days, measures the space, checks your existing electrical and ACMV capacity and talks through the brief. You receive a written scope and budget range within five working days, with no obligation.

What happens after handover?

Every project includes a 12-month defects liability period, as-built drawings and O&M manuals. If something fails, we attend within 24 hours, or within 4 hours for critical M&E faults. Many clients then move to a term maintenance contract covering ACMV, electrical and fire protection systems.
